Agency 'fees' and 'terms and conditions' are published on the 'tenancy application' form which you are strictly advised to read and understand before applying to rent a property. Our team will help to clarify any clauses which you may not understand.  

 

MAISON Estates is also a member of a client redress scheme operated by 'The Property Ombudsman (TPO)' giving you that added confidence and protection that you are dealing with a professional and established agent.

 

 

Application Process

Once your 'offer' to rent a property by the landlord is accepted, you are required to pay 'application' and 'referencing' fees,  complete 'application' and 'reference' forms to reserve your chosen property.

 

FEES (inclusive of VAT)

Application and administration per property: £150.00 or £250 (where the applicant is a company which includes limited, partnerships and soletraders).

References and searches: £100.00 (per applicant, company which includes limited, partnerships and soletraders), £50 per guarantor.

Renewal of tenancy: £50.00.

Substitution of tenant: £150.00 plus cost of references and searches, per adult (as above).

Addition of a permitted occupier mid tenancy, where permitted by the landlord(s): £50.00

 

Formal 'references and searches' are conducted by a credit referencing agecny, Rentshield Direct Ltd using the information provided on your application forms. Subject to receipt of satisfactory 'references and searches', with the landlords consent we will schedule a mutually convenient date and time (where possible) for you and your guarantor, where applicable, to sign a tenancy agreement and pay the advanced rent, security deposit and any other pending fees.  You can then take occupation of your new home. Keys and inventory, gas and electrical certificates (where applicable) will be handed to you at our offices or by the landlord at the property. Your security deposit will be registered in a Tenancy Deposit Scheme either by us or your landlord within 30 days of receipt as per current legislation 'Housing Act 2004 – Tenancy Deposit Protection'.  You will be issued with the 'prescribed information' also refered to as 'Section 213 notice' detailing the relevant tenancy deposit scheme within 14 days of receipt and the government 'How to rent guide'. Please note 'corporate/company lets' are excluded from this legislation.

 

Please note as part of an application sometimes you may need a 'guarantor' as security where it is deemed necessary who will also undergo the same level of formal checks.

 

 

 

 

Tenancy Renewal

Maison Estates will contact you approximately 2 – 3 months before the end of the tenancy to determine whether you intend to renew your tenancy for a further fixed term subject to the landlord’s consent.

 

Vacating / check out:

In order to help protect the return of your deposit, it is important to return the property in good order and in readiness for subsequent occupancy. Failure to do so may result in a claim against the deposit and additional legal action. The following is a helpful checklist of items you need to address in readiness for returning the property. Please use this in conjunction with your tenancy agreement and an inventory where one was provided. This list is not meant to be exhaustive.

Cancel standing order.
Ensure keys, fobs, parking permits, operating manuals etc are ready for handover.
Return items in their original positions.
Clean windows, frames and ledges.
Washable surfaces to be washed and left dust, dirt and stain free.
Ensure curtains and blinds are clean and dust free.
Vacuum all flooring. Have a professional clean conducted to remove any stains/marks.
Furniture to be cleaned and polished.
Kitchen appliances to be thoroughly cleaned (internally and externally).  A professional clean is strongly recommended.
Replace extractor hood filters.
Defrost and wipe out refrigerators and freezers; door(s) to be left open to prevent mould. Switch off appliances.
Baths, W/C’s, shower screens, wash hand basins and kitchen sinks to be cleaned.
Wash mattress and pillow protectors.
Tidy garage and garden(s) ensuring lawns are trimmed. 
Replace non-working light bulbs.
Remove all refuse, food, unwanted items of furniture and personal belongings and place in the correct dustbin(s) provided for collection.
Supply a forwarding address as per the tenancy agreement and organise redirection of post.
Ensure bills are settled in FULL.
